Repairs & Maintenance

This an area of the business we are passionate about and take very seriously indeed

Firstly we must keep our properties in good condition as a rule and also we appreciate that tenants are paying good money to live in the properties and are entitled to a good service when things go wrong

We try to almost always to carry out large repairs and maintenance when the properties are unoccupied ie between tenants moving out and new tenants moving in ,this is much easier for all concerned and causes least disruption to tenants and tradesman alike

However unforeseen things will happen and this is an area where we pride ourselves on fast response times ,whether it is a boiler breakdown ,a leak ,an electrical fault ,a lock sticking ,or just anything at all we will respond in super fast time ,we will respond within an hour and assess the nature of the problem ,then the appropriate trade will visit within a day or two ,this may be longer if parts are required or damp needs treated or a fence down for example ,but regardless we will be on the case

In summary we have one of the fastest response times in the country bar none

Referencing

In some circumstances they may be asked for bank statements and or pay slips

In exceptional circumstances they may be asked to provide an up to date credit report

This is an area of the business we are fairly rigid and strict with as we want to attract good quality tenants into our properties who will look after them and leave them in good condition ,as well as pay the rent in full and on time in accordance with the tenancy agreement.

A tenant will only be asked for a deposit once all parties are happy with everything and the referencing process has been completed and the tenant has indicated that they want to take the property.

The first months rent will be taken on the day of the start date of the tenancy

Rents and deposits will be maintained at a reasonable level throughout the duration of the tenancy

The process will be fair ,straightforward and seemless

On the consultancy/management/surveying side of the business fees will be discretionary depending on the complexity and nature of the situation ,but again will be maintained at a very fair and reasonable level to suit all.

We are registered landlords in each local authority area the property is situated in and a tenant can be assured that when coming into one of our properties they will be entering a safe and fully compliant property offering a good quality of living.

The private rental sector has undergone a huge overhaul in the last fifteen years and the requirements are now very onerous and rather complex and in depth in terms of presenting a residential property for let ,however professional landlords like ourselves have everything covered and no stone is left unturned to ensure our properties are fully compliant with all government guidance ,regulation and legislation adhered too thus providing the tenant with a high quality ,warm ,safe environment to live in.

In short we take care of everything and look after our tenants.
